The San Francisco Bay Area is home to nearly 8 million residents, 100 cities and towns, and many of the best things to do in Northern California just a short drive away.
I’m a Bay Area local, and I’ve lived in four different Bay Area cities throughout my life. In this article, I cover the best places to live, from big cities to family-friendly suburbs to country towns (yes, we have those). I’ll also answer the question everyone wants to know — how on earth do you find someplace affordable to live in the Bay Area?

San Francisco
This iconic city is the Bay Area’s main hub for work, nightlife, and culture.

San Francisco is the most famous city in the Bay Area. The “City by the Bay” boasts so many things to do: world-class restaurants, beautiful parks, pristine beaches, incredible museums, and iconic sights like the Golden Gate Bridge. I’ve loved living here the past 4 years!
San Francisco’s neighborhoods are very unique and have something to offer everyone. Young professionals flock to busy areas close to downtown. Many families prefer neighborhoods on the outskirts of the city. San Francisco is notoriously expensive, but there are several affordable neighborhoods like the Sunset, the Mission, and Bernal Heights.
Because San Francisco is a big city, some folks have concerns about safety in San Francisco. As long as you know which neighborhoods to avoid, San Francisco is a safe city to live in.
Oakland
This vibrant city in Alameda County is known for its arts scene, diverse community, and political activism.

Oakland is across the Bay Bridge from San Francisco. Young professionals love Oakland because it’s more affordable than SF, but it’s still only a short train ride from SF’s financial district.
While San Francisco is called “the city,” Oakland is known as “the town.” Oakland is smaller, sunnier, and more relaxed than San Francisco. Residents enjoy lounging on the shores of Lake Merritt on a warm summer day.
Oakland’s downtown offers diverse dining options, live music venues, and family-friendly parks. Above all, Oakland holds a fierce culture of community. Independent bookstores, family-owned restaurants, and beloved neighborhood dive bars survive despite growing gentrification.

Berkeley

I lived in Berkeley for four years and loved it! Berkeley has historic homes, beautiful parks, and hiking trails. There are endless fun things to do in Berkeley. Multiple farmer’s markets and a gourmet restaurant scene make it one of the most exciting places to eat locally.
Berkeley’s prestigious university, UC Berkeley, draws a large student population. Telegraph Avenue is one of the hottest places for thrift shops, record stores, and cheap eats.
Berkeley’s neighborhoods are very diverse. North Berkeley has some of the most desirable homes in the Bay Area, many of which have panoramic views of the San Francisco Bay.
Walnut Creek
This small city has a thriving downtown, great schools, and rolling green hills.

Walnut Creek is one of the best Bay Area cities to live in for all ages. Young professionals love it because of the shops, bars, and restaurants downtown. Families love it because of the top-notch schools.
Recently, it’s become a favorite destination for companies seeking cheaper office spaces than SF or Oakland — meaning there are lots of local jobs.
Downtown Walnut Creek is home to Broadway Plaza, an outdoor mall with stores like Neiman Marcus and Pottery Barn. The sparkling white streets and plentiful restaurants make Broadway Plaza a pedestrian paradise.
San Jose
This sprawling South Bay metropolis is home to many tech companies.

San Jose is the largest city in the Bay Area. It’s the birthplace of the tech industry and is now known as the capital of Silicon Valley.
San Jose has lots of family-friendly attractions, like the Children’s Discovery Museum and the Municipal Rose Garden. However, the dominance of the tech industry has catapulted home prices in San Jose into the multi-millions. It’s a great place to live if you work in tech — but difficult to afford if you don’t.
San Jose is one hour south of San Francisco, making it an easy day trip. The BART train runs from San Jose to Oakland, and Caltrain travels from San Jose to San Francisco.

Concord
This affordable suburb has many schools and kid-friendly activities.

Concord is my hometown! I had a wonderful experience growing up there. I’d recommend Concord to anyone looking for a down-to-earth community and affordable home prices.
Concord is a great place to raise a family. The city has two kid-friendly amusement parks, plenty of sports fields, a drive-in movie theater, and many schools. Downtown Concord is home to Todos Santos Plaza, a historic square with a nice park and restaurants.
Concord is affordable by Bay Area standards, with average home prices hovering around $750,000.
Clayton
Small-town charm and stunning Mt. Diablo views define this quaint community.

Clayton is a beautiful small town at the base of Mt. Diablo, the Bay Area’s tallest mountain. Trails in Mt. Diablo State Park make up some of the best hikes in the Bay Area, and they’re easily accessible from Clayton’s downtown.
Clayton has a slightly rural feel. There’s a general store, a cowboy saloon, and street signs warning of horses crossing. Drive ten minutes out of town, and you’re surrounded by rugged mountains and historic ranches.
Despite this perceived isolation, Clayton is a bustling little town. Neighbors gather together for seasonal festivals like Oktoberfest and the Art & Wine Festival. Downtown Clayton features a park, locally-owned restaurants, and live music in the summertime.
Orinda
Desirable properties and excellent schools make Orinda a popular place for families.

Orinda is a beautiful town situated in the hills. Families love Orinda because of its fantastic public schools, which are among the highest-ranked in California. While there aren’t many job opportunities in Orinda itself, the presence of a local BART station means that Oakland and San Francisco are just a 20-minute train ride away.
Downtown Orinda is small, but it has great restaurants, coffee shops, and an independent movie theater. Homes in Orinda are often in the million-dollar range, and there are not many apartments to choose from.
Lafayette
This city has a charming downtown, beautiful walking trails, and great weather.

Lafayette has a similar vibe to Orinda, but it has a larger downtown. Downtown Lafayette is packed with coffee shops, grocery stores, and even a microbrewery. The Lafayette Reservoir has great walking paths, picnic spots, and boat rentals.
Lafayette is where the fog stops rolling in from San Francisco, so it’s usually quite warm and sunny!
Vallejo
This Solano County city is the most affordable in the Bay Area.

Vallejo sits on the waterfront of the Napa River. It has walking trails along the shoreline, brewpubs overlooking the river, and a historic downtown.
Vallejo is the most affordable place to live in the Bay Area. Home prices hover around $500k. Some areas of Vallejo have higher crime rates than others, but many neighborhoods are perfectly safe — just do your research. Vallejo also has fun family activities, like the Six Flags Discovery Kingdom amusement park.
There’s also a ferry that goes between Vallejo and San Francisco. You can beat the rush hour traffic with a morning commute on the water!
Martinez
This hidden gem has waterfront access and a historic downtown.

Martinez has a walkable downtown with antique shops and local restaurants. Martinez’s highlight is its waterfront park, where small sailboats gently float in the harbor and fishing enthusiasts cast a line.
History buffs know Martinez as the home of John Muir, a beloved nature conservationist. Some Martinez homes are near the Shell Oil Refinery, so residents should be aware of environmental health hazards.
Danville
Country clubs, golf courses, and hiking trails abound in this town.

Danville is consistently ranked as one of the safest cities in California. Danville houses are quite expensive, and the median home price is $1.8 million. Many of Danville’s homes are in gated communities.
Danville is surrounded by gorgeous rolling hills and regional parks. Residents enjoy easy access to Mt. Diablo, where many hiking trails and campgrounds are located. Outdoor activities like golfing, tennis, and swimming are popular with members of Danville’s many country clubs.
Danville does not have a local BART station or public transit system connecting it to the greater Bay Area. For workers who commute, it’s about a 40-minute drive to San Francisco.
Mill Valley
This North Bay town is surrounded by redwood trees and panoramic views of SF.

Mill Valley is a charming small town with some of the best neighborhoods for proximity to nature.
Residents live in the shadow of Mt. Tamalpais, an evergreen oasis with waterfalls and redwood trees. It’s also home to Muir Woods, one of the best day trips from SF.
Mill Valley is located just over the Golden Gate Bridge from SF. Many homes are located in the hills with stunning views of the city and the water. Homes in Mill Valley average around $2 million.
Sonoma
Wine country living becomes more affordable in this small North Bay oasis.

Sonoma is a famous California wine region that’s more affordable than its ritzy neighbor, Napa. The average home price in Sonoma is around $950k. It also happens to be one of my personal favorite places in the North Bay.
Sonoma’s walkable downtown square boasts seasonal farmers markets, world-class restaurants, and quaint boutiques. Families with kids will love visiting the TrainTown Railroad, an amusement park with a miniature train. The city of Sonoma is quite small, but all of the best Sonoma County attractions are within a short drive.
Napa
This world-famous California wine region is also a great place to live.

Napa Valley is home to some of the best wineries in the United States. Living in a wine country will give you unparalleled access to some of the world’s best food and drink.
Napa Valley has a warmer climate than its cool-weather neighbor, Sonoma. Residents love visiting the local vendors in downtown Napa, kayaking on the Napa River, or hiking in the hills.
Downtown Napa has the most affordable housing options, whereas the further “upvalley” you go, the more expensive homes become.
Palo Alto
Tree-lined residential streets and a popular downtown meet in this Silicon Valley hub.

In the 80s, Palo Alto changed abruptly from a small town to a booming tech hub and the headquarters of the HP company. Palo Alto still feels residential, with beautiful gardens and a creek running through town — but the sudden influx of money and its central location in Silicon Valley has made it one of the most expensive and desirable areas to live.
Palo Alto has a competitive school system, with some of the best high schools in Northern California. It’s also home to Stanford University, a high-ranking private college.
Properties in Palo Alto average around $3 million. Across the highway, East Palo Alto is significantly more affordable, with many more apartment buildings and low-income housing.
Sunnyvale
Silicon Valley office parks and beautiful residential homes make up this San Jose suburb.

Sunnyvale is close to famous tech offices and gorgeous regional parks. Sunnyvale is an expensive place to live because it is right in the heart of Silicon Valley. The average home price is around $1.8 million.
The southern area of Sunnyvale is calm and residential, while the northern section is dedicated to office space. Downtown Sunnyvale’s Murphy Avenue is the best part of the city. It has tree-lined streets, pedestrian walkways, and boutique restaurants.
Santa Clara
This South Bay city is where the San Francisco 49ers play.

Santa Clara is located between San Jose and Sunnyvale, making it a perfect location for tech industry workers. Many young professionals live in Santa Clara because it has a lot of apartment complexes. Rental prices are high, but commute times are short.
Families love Santa Clara for its great schools and kid-friendly activities. Santa Clara is home to Great America, a large amusement park. Football enthusiasts will love living near Levi’s Stadium, the home of the 49ers football team.
Santa Cruz
Although not technically in the Bay Area, this coastal surfer’s haven is only 45 minutes from Silicon Valley.

Santa Cruz is loved by artists, surfers, and outdoor enthusiasts. This Northern California coastal city is surrounded by redwood forests, organic farms, and stunning beaches.
Santa Cruz’s housing market is very competitive, with home prices in the millions. The beachfront property is pricey, but further inland is more affordable.
Santa Cruz can feel isolated from the rest of the Bay Area because it is separated by mountains and there’s not a great public transit system. This can be a good thing for those looking to escape city life, but it can be limiting for those wanting the amenities of a large metropolis.
👉 Local Tip: Okay, I’m cheating a bit with this one, because most people would say Santa Cruz is NOT in the Bay Area. But it’s only 45 minutes from Silicon Valley, and it’s a popular place to live to be close to the job opportunities of the Bay while living the coastal life.
Alameda
This island city in the Bay has panoramic views of the San Francisco skyline.

Fancy taking the ferry every morning to work? Live in Alameda, an island in the San Francisco Bay. The city of Alameda is bordered on all sides by water. Many homes boast stunning views of the San Francisco skyline.
Alameda has a cute historic downtown with restaurants and shops. Residents enjoy congregating at waterfront beer gardens or sunny beaches. Alameda is also home to the largest antiques fair in the Bay Area, the Alameda Point Antiques Faire, which occurs monthly.
Fremont
This large suburb is close to jobs and shopping centers.

Fremont is a large suburb in the South Bay. It’s close to San Jose and Silicon Valley but is generally much more affordable. Fremont has a large immigrant population and is known for being very diverse, with international cuisine, ethnic grocery stores, and a variety of religious and cultural centers.
There are a lot of jobs available in Fremont. The city has several large manufacturing plants and warehouses, including the Tesla Factory.
The one thing Fremont is missing is a walkable downtown. Most of Fremont’s stores and restaurants are in large shopping centers. However, Fremont’s hidden gem is the Sunol Regional Wilderness, a gorgeous wilderness area with swimming holes, hiking trails, and wineries.
Hayward
This city close to Oakland is an affordable part of the Bay Area.

Hayward is one of the more affordable parts of the Bay Area to live in. Median home prices hover around $800k.
Although Hayward lacks a concentrated downtown area, it has plenty of shopping centers. The Hayward shoreline is mostly an industrial area but has some tranquil walking paths. The Eden Landing Ecological Preserve is a large wetlands area with great opportunities for spotting unique birds.
Hayward is on a BART line, so commuters can easily get to Oakland and San Francisco for jobs.
San Mateo
This town on the San Francisco peninsula is close to Silicon Valley and SFO airport.

San Mateo is centrally located to both San Francisco and San Jose, making it very popular with commuters and families.
Homes here are a bit more expensive, often averaging around $1.5 million — but there are a good amount of affordable apartments to balance it out. Those looking for apartment complexes should search in East San Mateo or Foster City.
San Mateo borders the Bay and has numerous waterfront walking trails. Many residents enjoy the recreation areas, golf courses, and boat rentals available on the water.
Pacifica
This town is close to the beach and San Francisco.

Want to live by the seaside only 25 minutes from San Francisco? Pacifica’s the place for you. Like SF, Pacifica has a temperate climate. It doesn’t get too hot and stays relatively foggy.
Most people who live in Pacifica commute to San Francisco. The BART train doesn’t go to Pacifica, but there is a station 10 minutes away from the town.
Gilroy
The southernmost city in the Bay Area has beautiful farms and ranches.

Gilroy is the southernmost city in the Bay Area. It’s a popular place to live away from the business of Silicon Valley while only a short 40-minute drive from work.
Because Gilroy is further from the hotspots of the Bay Area, it’s an affordable place to live. Residents can live in suburban neighborhoods or out in the countryside.
Gilroy is surrounded by beautiful farms and wineries. Events like the Gilroy Garlic Festival pay tribute to the area’s agricultural production.
